Job Title: Leasing Specialist
Reports To: Director of Operations
FLSA Status: Non-Exempt/Hourly (Full Time)
Pay: $20 – $24 hourly

Promise Community Homes (PCH) is proud to support the foundational needs of adults with intellectual and developmental disabilities by providing safe, affordable and well-maintained neighborhood homes. The Leasing Compliance Specialist performs all duties associated with leasing all residential properties for Promise Community Homes.

The ideal candidate will have experience with fair housing laws and residential leasing, excel with oral and written communication, be detail oriented and appreciate the importance of organization and meeting timelines.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The following include but are not limited to the job specifics for a successful Leasing Compliance Specialist.

  • Prepare and follow-up to execute all non-HUD home leases and AHAP home leases
  • Maintain accurate resident files
  • Act as PCH liaison to all provider partners, residents/guardians and public administrators
  • Prepare monthly rent schedule
  • Conduct move-in/move-out inspections and home tours, as needed
  • Assist in yearly revenue budget projections preparation
  • Maintain occupancy reports, ongoing
  • Meet regularly with Operations management to address leasing issues, concerns, resident transitions, etc.
  • Work in collaboration with accounting department for accurate billing, refunds, auditing, etc.
  • Responds to all housing inquiries, both oral and written, and ensures proper follow-up
  • Strong working knowledge of MS Word, PowerPoint, Outlook and Excel
  • Ability to effectively communicate both orally and in writing with peers, managers and clients
  • Effectively prioritize daily, weekly and monthly workload, meeting all required deadlines with impeccable accuracy and attention to detail
  • Other duties as assigned

 

EXPERIENCE:

  • Applicable industry experience as important as college degree
  • Previous property management experience and/or leasing experience a major benefit
  • Experience in affordable housing, knowledge of HUD, HAP and AHAP a plus
