Promise Community Homes Properties, Inc. is dedicated to buying, modifying and mainlining lifetime homes for adults with developmental disabilities. As the residents age, homes are modified to include wheelchair ramps, handles, and complete room renovations to assure resident safety. Donations of real estate support the mission and the population we serve. When a home is donated, it is evaluated for its suitability for our population. If the home can be appropriately modified, it can be used as a lifetime home for future residents. If not, proceeds from the sale of such homes would be used to sustain our comprehensive specialty housing programming for adults with intellectual and developmental disabilities.

Planned Giving

There are many ways to make a gift that can pay off in big benefits to you, your family, and Promise Community Homes. Below are four generally accepted ways to make a bequest:

Charitable Gift Annuity

Supplemental income with fixed annual payments.

Charitable Remainder Trust

In the right circumstances, this plan can increase your income, reduce your taxes, unlock appreciated investments, rid you of investment worries, and ultimately provide very important support.

Bequests of Real Estate

Avoid capital gains tax on the sale of a home or other real estate by donating real estate to Promise Community Homes.

Bequests

Options include cash or stock bequest, residuary, restricted, or honorary/ memorial bequests in your will.

 

Designating PCH as a Beneficiary

Below, please find language that you and your attorney may use when designating PCH as a beneficiary. We respectfully request that you notify PCH of your planned gift by calling us (314) 567-1522, so that we may properly acknowledge and document your bequest.

Sample Dollar Amount Bequest Language

To assist you and your attorney in naming PCH as a beneficiary.

Bequest of a specific dollar amount:

“I hereby, give, devise and bequeath [$ DOLLARS] to Promise Community Homes Properties, Inc. a nonprofit 501(c)(3), Tax Exempt ID# 68-0574765, located at 1240 Dautel Lane, St. Louis, Missouri 63146 for Promise Community Homes’ general use and purposes.”

Bequest of specific personal property:

“I hereby, give, devise and bequeath [DESCRIPTION OF PROPERTY] to Promise Community Homes Properties, Inc. a nonprofit 501(c)(3), Tax Exempt ID# 68-0574765, located at 1240 Dautel Lane, St. Louis, Missouri 63146 for Promise Community Homes’ general use and purposes.”

Sample Real Estate Bequest Language

For Designating PCH as the Recipient of a residence or real estate. We have provided some basic bequest language to assist you and your attorney.

For a will or trust:

“I hereby give, devise and bequeath all of the right, title and interest in and to the real estate located at [ADDRESS OR DESCRIPTION OF PROPERTY] to Promise Community Homes Properties, Inc. a nonprofit 501(c)(3), Tax Exempt ID# 68-0574765, located at 1240 Dautel Lane, St. Louis, Missouri 63146 for Promise Community Homes’ general use and purposes.”

Deeds:

To ensure the proper transfer of real estate, please consult your attorney to see if a deed is necessary for this type of transfer.
